Tranquil Somerset Fishery For Sale

A mixed trout and coarse fishery that the owners claim is one of the finest and most tranquil in Somerset is for sale through fishery-sales expert Fenn Wright at a guide price of £755,000.

Burton Springs Fishery lies on the outskirts of Burton village, just over 10 miles from Bridgwater and the M5 motorway and close to the historic coastal resort of Watchet.

The fishery takes up around 7.3 acres of the 11.7-acre site. The Trout Lake covers over 0.75 acres and is stocked with rainbow, brown, blue and a few tiger trout. This year, fish up to 10lb have been caught, although the more usual size is 21/2 to 3lb.

The Coarse Lake, opened two years ago, is a little under 0.5 acres and contains common, mirror and grass carp to 17lb, plus tench, bream, crucian carp, roach, rudd and perch. Matches used to be held regularly here, with match weights exceeding 100lb in some instances. 

Finally, the Specimen Lake covers approximately 1.6 acres and has six pegs. Stocks include three known carp over 30lb, 32 over 20lb and a large head of double-figure fish. This lake is becoming increasingly popular, with many visitors travelling long distances to fish it. Planning permission exists for the expansion of both Specimen and Coarse lakes, and the addition of disabled parking areas. 

There is also a spacious owners’ house on site, together with good equestrian facilities, including a stable block and paddocks; a shop selling fishing tackle, drinks and snacks; a visitors’ toilet and a potential camping field.

The owners’ farmhouse, which is well-presented and has been recently redecorated, offers two reception rooms plus a conservatory, kitchen, utility room, and cloakroom on the ground floor, with four bedrooms (one with en-suite facilities) and a bathroom upstairs. There are formal gardens to the front and side of the house and a purpose-built barbecue area. Outbuildings include a storage or feed shed, former chicken shed and single garage. 

Fenn Wright partner and fishery expert Martin Freeman says the business is growing year on year and the turnover could be increased further by making use of the 1.1-acre field for camping.

“Revenue currently comes largely from day-ticket sales, together with takings from the shop and income from the equestrian facilities,” he said. “The fact that many anglers are travelling long distances to fish here would suggest that providing somewhere where they could stay overnight might be a very popular option in what is a popular holiday destination for anglers and non-anglers alike.”
